Transforming an old nursery site at the bottom of the hill on Station Road, energy and regeneration specialist ENGIE is currently engaged in ground works in preparation for a mix of one -to-four bedroomed flats, houses and bungalows.

In total there will be 28 homes for the private rental market and 14 designated as affordable rent units. They will be highly efficient, completed to a high specification and uniquely designed.

The 63-week programme is expected to complete in November 2021. It is anticipated that the first tenants will begin moving into the new homes from August 2021 onwards. Lafford Homes is a fresh approach towards meeting local housing demands. It aims to unlock more housing choice by building more homes for let at a market level rent.

News Update from Orford Avenue, Waddington – Spring 2022

Following the success of the release of phases 1, 2 & 3, all of which were ‘Let Agreed’ extremely quickly and in many cases without being advertsised, we are delighted to be able to confirm that there are now only 2 remaining homes left at our Waddington Development.

Following the success of the release of phase 1, all of which were ‘Let Agreed’ within 2 weeks of marketing (without even being viewed!), we are delighted to be able to confirm the rents for phase two of our new development, scheduled for release in mid-late September

News Update from our Waddington Site – May 2021

Are you ready for your new address to be Orford Avenue, Waddington?  Lafford Homes have followed the street naming process used by North Kesteven District Council, which asks the Parish Council to choose new street names.  Waddington Parish Council decided that ‘Orford Avenue’ would be the perfect name for this exciting development of 42 new homes.

Now that we have an official name and full addresses for each of the properties, we will be referring to the development as Orford Avenue from now on.  We have also updated our interactive site plan.  The site plan now references house numbers (rather than plot numbers), so when you’re ready to pick your perfect home you can tell us which address you’d like to live at!

Hover over a specific house or it’s plot, select it and you will see an illustration of the house type and a floor plan – along with it’s official street address.    We have also updated our ‘At A Glance’ table to make it easier to see where the 3 and 4 bedroom homes are situated by house number.

More exciting news this month – we have also confirmed details of the phased release plan for Orford Avenue; the interactive site plan now shows when houses will be released by phase – making it easier to plan your move!

If you’re extra keen or in a hurry to be one of the first to move in, then you need to know that numbers 2, 4, 6 & 8 Orford Avenue will be the first of the market rent homes to be ready, currently on target for the end of July 2021.  Several of the affordable rent properties will also be released in Phase 1, but please remember you can’t apply directly to us for the affordable rent homes – full details on how to be considered for these properties can be found here.

Rents – We are in the process of setting rents for all of the market rent properties at the moment.  As soon as they are confirmed we will send a special a special edition of the newsletter to notify those on our mailing list first, rents will then be published on the website shortly afterwards.  If you’re signed up to the mailing list you’ll be one of the first to hear!

Got your eye on a particular plot? As soon as rents have been set we will be able to start taking holding deposits on specific homes, so if you’d really like to live at 8 Orford Avenue, with its generous sized South West facing garden; you may be able to reserve it with a holding deposit very soon (subject to checks, terms and conditions) and could move in to your amazing new home in as little as 8 weeks time!

Our team of contractors are working really hard to stay on schedule; not only are several properties now free from scaffolding, but some are now having their kitchens and bathrooms fitted.  Full site completion is scheduled for Autumn 2021 and we hope to release some of the homes as early as July 2021.

March 2021 
Work on site at Waddington continues apace with some properties now free from scaffolding.  Site completion remains scheduled for late summer 2021 and we hope to release some of the homes as early as July 2021.

We will shortly be updating the site plan to include more details on the location of each house type and will soon release floor plans. All of this material will be on our website and as a subscriber to our mailing list, we will let you know as soon as it is available.

Important information about our 1 and 2 bedroom homes at Waddington

The specification and letting process for the 1 and 2 bedroom homes on the Waddington development is different to the 3 and 4 bedroom houses.

Affordable Rent Homes at Waddington

 

All of the 1 and 2 bedroom Homes at Waddington are Affordable Rent Units, this means that they are designated for people who qualify for affordable housing and the lettings process will be different to our Market Rent properties.  All of the 1 and 2 bedroom homes at Waddington (14 in total) will be affordable rent properties and their allocation will be managed via the LincsHomefinder process – NOT by Lafford Homes directly. 

What does this mean?

It means that you must be registered and approved with Lincs Homefinder in order to be considered when the houses become available. When they become available they will be advertised on Lincs Homefinder and you can make a bid to be considered for one.

Affordable Rent Housing at Waddington

If you are already registered and approved with Lincs Homefinder, look out for emails from us – we will tell you when the properties are nearly ready and when they will be available to bid on at Lincs Homefinder.

If you are not already registered and approved with Lincs Homefinder and think you may be eligible for an affordable rent property,  please go to www.lincshomefinder.co.uk to register and begin the application process.  Lincs Homefinder receive an extremely high number of applications and the current processing time for applications is 6-8 weeks.

We are pleased to say work on site at Waddington continues to go to plan.  Despite the challenges posed by the weather throughout December and January, site completion remains scheduled for late summer 2021.   We hope to release some of the homes as early as July 2021. Further updates on progress and timescales will be shared on the website, across social media and via newsletter updates direct to your inbox, which you can receive by signing up to our mailing list.

We also want to thank all current tenants who took part in our recent survey, the results reflect a positive service whilst providing valuable feedback. We will update our website with a summary of the results in coming weeks and share a snapshot on social media, please note all responses were anonymous and no personal details will be shared. ENGIE Regeneration/Lafford Homes/North Kesteven District Council. Ground-breaking ceremony to celebrate the start of construction at Station Road.

Building works are under way on Lafford Homes’ second development. Lafford Homes, the housing company wholly owned by North Kesteven District Council, is on site in Waddington beginning work which will lead to 42 much-needed new rental opportunities.

In total there will be 28 homes for the private rental market and 14 designated as affordable rent units. They will be highly efficient, completed to a high specification and uniquely designed.

The 63-week programme is expected to complete in September 2021. It is anticipated that the first tenants will begin moving into the new homes from July 2021 onwards. Lafford Homes is a fresh approach towards meeting local housing demands. It aims to unlock more housing choice by building more homes for let at a market level rent.

The company operates through its own board of directors, using existing building firms to fulfil its projects; seeking to raise the bar as an exemplar landlord, in terms of rental standards across the board.

Director Phil Roberts said: “It is fantastic to see work really get going on providing these much-needed homes in the District. “Our contractor is on site and the preparatory works on drainage, site servicing and roadways is progressing well, naturally with full consideration of the new requirements around safe working and site access in response to the coronavirus.

“Through Lafford Homes we aim to bring more housing choice to North Kesteven, with homes in places that people want, linked to the facilities they need, at a fair price.

“It is an innovative venture designed to stimulate the local housing market.

“This is the largest scheme undertaken by Lafford Homes so far, having unlocked more housing choice in North Hykeham, Thorpe on the Hill and through acquisition of individual homes across many local communities to date. We look forward to the completion of this excellent development and to welcoming the first tenants next summer.”

“Research carried out by North Kesteven District Council has shown that nearly 80% of their residents favour an affordable housing development just like this one, so we’re really proud to play a part in bringing these much-needed new homes to the area.

A small photo opportunity took place at the site on September 8, with social distancing and additional coronavirus measures in place.

The scheme was originally approved for outline permission in February 2017 with the final planning application approved in June 2020.

Lafford Homes continues to grow as a company, building and buying up housing opportunities in response to local need. The number of properties currently owned stands at 72 which includes 24 properties acquired during the last financial year.

The completion of the Waddington project will bring Lafford Homes’ portfolio up to 114 properties.

The company was established by North Kesteven District Council for the purpose of investing in new housing by focussing on supporting the delivery of high quality private rented accommodation and, where scheme viability allows, the provision of affordable housing in line with the Local Planning Authority’s planning obligations. The company was established on 4 August 2016.
