Tenant Survey Results

Lafford Homes recently conducted a survey of its tenants, covering a range of areas relating to our services and quality of our homes.  We are pleased to say we received a total of 40 responses – over 50% of those invited to participate.  We value the views of our customers and appreciate the time taken to reply to us. The results were positive and favourable to the services we strive towards across all our homes.

We asked tenants how they would rate the general appearance of their homes, grounds and communal areas if applicable; 92.5% of respondents were satisfied with the general appearance and more than half said it was above average or well above average.  We are delighted that the high standards of Lafford Homes is reflected in our tenant’s feedback. We also sought feedback on the service we provide in relation to tenants requests for services and repairs; we asked whether our tenants felt their requests were dealt with in a prompt and satisfactory manner – 80% responded either “agree” or “strongly agree” to this statement.

Professionalism is at the core of all our work at Lafford Homes, we are pleased this comes through in our service delivery with 85% of respondents stating the Lafford Homes team are “extremely professional” or “very professional” and 100% of respondents stating they would recommend Lafford Homes to friends and family.

We would like to thank everyone who took the time to participate in the survey.  All comments were carefully reviewed and any suggestions for improvement are being implemented wherever possible.

Lafford Homes, the housing company wholly owned by North Kesteven District Council, is on site in Waddington beginning work which will lead to 42 much-needed new rental opportunities.

Transforming an old nursery site at the bottom of the hill on Station Road, energy and regeneration specialist ENGIE is currently engaged in ground works in preparation for a mix of one -to-four bedroomed flats, houses and bungalows.

In total there will be 28 homes for the private rental market and 14 designated as affordable rent units. They will be highly efficient, completed to a high specification and uniquely designed.

The 63-week programme is expected to complete in September 2021. It is anticipated that the first tenants will begin moving into the new homes from July 2021 onwards.

Lafford Homes is a fresh approach towards meeting local housing demands. It aims to unlock more housing choice by building more homes for let at a market level rent.

The company operates through its own board of directors, using existing building firms to fulfil its projects; seeking to raise the bar as an exemplar landlord, in terms of rental standards across the board.

Director Phil Roberts said: “It is fantastic to see work really get going on providing these much-needed homes in the District.

“Our contractor is on site and the preparatory works on drainage, site servicing and roadways is progressing well, naturally with full consideration of the new requirements around safe working and site access in response to the coronavirus.

“Through Lafford Homes we aim to bring more housing choice to North Kesteven, with homes in places that people want, linked to the facilities they need, at a fair price.

“It is an innovative venture designed to stimulate the local housing market.

“This is the largest scheme undertaken by Lafford Homes so far, having unlocked more housing choice in North Hykeham, Thorpe on the Hill and through acquisition of individual homes across many local communities to date. We look forward to the completion of this excellent development and to welcoming the first tenants next summer.”

“Research carried out by North Kesteven District Council has shown that nearly 80% of their residents favour an affordable housing development just like this one, so we’re really proud to play a part in bringing these much-needed new homes to the area.

A small photo opportunity took place at the site on September 8, with social distancing and additional coronavirus measures in place.

The scheme was originally approved for outline permission in February 2017 with the final planning application approved in June 2020.

Lafford Homes continues to grow as a company, building and buying up housing opportunities in response to local need. The number of properties currently owned stands at 72 which includes 24 properties acquired during the last financial year.

The completion of the Waddington project will bring Lafford Homes’ portfolio up to 114 properties.

The company was established by North Kesteven District Council for the purpose of investing in new housing by focussing on supporting the delivery of high quality private rented accommodation and, where scheme viability allows, the provision of affordable housing in line with the Local Planning Authority’s planning obligations. The company was established on 4 August 2016.

Lafford Homes Purchases 17 New Properties

Lafford Homes are pleased to announce the acquisition of 17 homes at Swallowbeck Court, Doddington Road, Lincoln.

Swallowbeck Court consists of sixteen 2 bedroom apartments across 4 blocks and one 3 bedroom bungalow, nestled within a quiet, secure gated cul-de-sac and all with allocated parking.

The acquisition had the benefit of existing tenants – whom we are delighted to welcome to the Lafford Homes family.

 

The purchase of Swallowbeck Court brings the total number of properties available to rent from Lafford Homes to 72.  Our homes are a mixture of houses and apartments; some market rent and some affordable rent – all situated across North Kesteven and South Lincoln.

New Non-Executive Director for Lafford Homes

Effective 1st August 2018, Lafford Homes is pleased to announce the appointment of our new Non-Executive Director – Matthew Spittles.

Matthew has worked in housing for many years and most recently was Director of Property & Development for Boston Mayflower Housing Association before taking early retirement in March 2018. In that role he led the company’s development programme in which 320 new homes were acquired including both new build properties commissioned from developers and acquisitions from existing housing providers. These homes were a mixture of affordable homes for rent, market products and also commercial leases.

Steam Court gets its first residents

The first residents are moving into new flats in North Hykeham, which are the first homes developed by a new company set up expressly to respond to local housing need within North Kesteven.

North Kesteven listed within Housing Heavy Hitters

North Kesteven District Council’s Corporate Director Phil Roberts has been singled out as a progressive leader within local government housing development.
